Quorum

Terms of use

Version 0.1, 14 October 2026

Draft for legal review. These terms describe how Quorum works today. They will be reviewed by a lawyer before Quorum is offered to other strata schemes or charged for.

1. What Quorum is

Quorum is a private website for a strata committee. It collects the committee's emails with the strata manager and turns them into a working record: open jobs, decisions, notices, compliance dates, contractors, finances and documents.

Quorum is a working record only. The official records of the owners corporation are kept by the strata manager. Where Quorum and the official records differ, the official records prevail.

2. Who can use it

Each scheme's site is open only to the email addresses its committee approves, such as committee members and their advisers. Each person signs in with a one-time code sent to their own inbox. Do not share your access with anyone else.

3. Ask Quorum is not advice

Ask Quorum prepares options for the committee to consider when a job comes in. It sets out likely causes, possible next steps, and questions to ask, using artificial intelligence and the information in the committee's emails. It:

Check anything important with the strata manager or a qualified professional before acting on it. Get professional advice for disputes, safety issues, insurance claims and large spending decisions.

4. The committee decides

Quorum never sends an instruction, approves spending or contacts anyone on its own. When committee members support an option, Quorum drafts the email. A committee member reads it and decides whether to send it. Decisions remain the responsibility of the committee and the owners corporation, under the Strata Schemes Management Act 2015 (NSW) and the scheme's by-laws.

5. Privacy and email

To have something removed, ask the Quorum operator.

6. Accuracy and availability

Quorum is built from emails and documents, which may be incomplete, late or wrong. The operator takes reasonable care but does not guarantee that the site is accurate, complete or always available.

7. Liability

To the extent the law allows, the operator is not liable for any loss arising from use of Quorum or reliance on Ask Quorum. Nothing in these terms excludes rights under the Australian Consumer Law that cannot be excluded.

8. Changes

These terms may change as Quorum develops. The current version is always at this address.
